House of the week: A home likely to fly on Blackrock Road, Cork

THE last Richmond, Blackrock Road house that featured in these pages ended its editorial exposure with the verdict “Likely to fly.”

That applied to a mid-1900s’-built four-bed semi-d, No 8 Richmond, which went to market in September 2018, with a €390,000 AMV quoted by Rose Property Services. It has just surfaced, and buoyantly so, on the Price Register, less than a month ago, and shows that No 8 fetched €410,000, and that was for a house done up about a decade ago by its vendors. Given how long legals normally take, it appears to have found new ownership hands in pretty smart order.

Now, despite ongoing some mid and upper market unevenness, we can as confidently repeat the same assertion in the case of the market arrival of the part cedar-clad No 9 Richmond: it’s “likely to fly.” It’s fresh to market for trading-up owners, and is guided at €480,000 by estate agent Brian Olden, of Cohalan Downing: he says not only is the location top-drawer for estates of the 1960s/1970s vintage, at the city end of the Blackrock Road, but that No 9 tops up its appeal by being in “immaculate” order, and crowns this by having a west-facing back garden.

So, a bit of a box ticker? Indeed. And, it had at least two of those attributes, location and aspect, in it favour too when it last changed hands, just three years ago, as the ever-useful Price Register shows No 9 fetching €390,000 by April 2016.

The buyers of back then are moving on and it’s possible those who come to view now may even have considered this home not so long ago, or looked at No 8 across the road?

In the relatively recent past, No 14 Richmond was a top seller, fetching a reported €526,000 in 2018, and also sold in the park which links the Boreenmanna Road and the Blackrock Road were No 29, for €320,000 in 2013, No 2 for €262,500 in 2012, and No 21, at €375,000 way back in 2010.

Timing and condition dictates the speed and price success of sales in spots like Richmond, likely to date to the 1960s, and associated with late builder Barry Burke — whose family later sold five acres of adjacent land on the Boreenmanna Road for nearly €16m to O’Flynn Construction, for the now completed Bellfield development.

Since Bellfield started on site in the mid to late-2000s, about the only other new homes development to come along has been Botanika, by Cleve Hill 250 metres from Richmond, on the main Blackrock Road, where Cohalan Downing Associates (CDA) sold the 30 new Botanika builds in smooth order, some at prices of c €850,000.

Who’ll emerge now to buy the smart order No 9 Richmond, and might it go a bit beyond the guide price?

CDA reckon interest will come from all quarters, those trading up as readily as those coming in the opposite direction, ‘down’ from bigger homes. And likely to be in the fray, too, are those relocating to Cork from overseas. And, given Richmond’s within walk of the city centre, No 9’s next occupants might well be working in jobs based on a 15 minute walk, door to door.

A four-bed semi-d, with a distinctive 1960s architectural facade of horizontal cedar cladding plus attached car port, No 9 weighs in at 1,312 sq ft (smaller than the altered No 8 across the way) and is “a family home of real quality, offering bright, well proportioned family accommodation,” says auctioneer Brian Olden, adding it still has scope for extensions.

It may need some added on, as right now it’s got a front reception room with original stone fireplace painted white, and timber floor to match that in the hall, along with a guest WC, and a there’s a 20’ by 12’ kitchen/dining room to the back, with new gloss units, topped with Corian, as well as a wall of tall larder presses.

Above are four bedrooms, most with varnished floor boards, and a main family bathroom, all freshly presented.

The gardens are pretty low maintenance, with gravel in front and behind, along with a small central lawn behind with sunny, westerly aspect, patio and fence and hedge boundaries, and there’s off-street parking in front, with shelter from the attached tile roofed car port.

VERDICT: Likely to fly. Oh, did we say that already?
