There’s a whole world of Wilton’s amenities almost on the doorstep of Coliemore, a fourbed semi-d up for sale with a €450,000 price guide.

It’s set toward the end of the cul de sac Wilton Road stretch, immediately west of the CUH medical campus, and the steady incremental spread of that facility is evident from its rear rooms, and from its back garden.

Apart from that burgeoning sector, the Wilton Shopping Centre is a five minute walk, and the new Aldi and Lidl are even closer — it’s about as central as you can get in Bishopstown/Wilton.

Estate agent Anthony O’Regan of Keane Mahony Smith is selling the only slightly dated 12 Wilton Gardens, aka Coliemore, which he says is an excellent quality home with pristine gardens, in a top location, with scope to add quite easily to its existing accommodation.

A pleasant looking home, with part brick facade, dash and feature porthole window, Coliemore has an attached garage, oak floored hall, two reception rooms with original tiled fireplaces, ground floor bathroom/shower and kitchen, and four first floor bedrooms plus main family bathroom, with off-street parking for several cars and side access to the rear garden.

VERDICT: A very good example of a Bishopstown semi, with lots of scope for 21st-century upgrades.

Well Road, Douglas €595,000

A change of agent, a price drop, and a further very recent investment on decor updates may and should put No 13, Douglas Hall Lawn, back on the radar of trade-up home hunters.

The detached family home, set just off the Well Road roundabout, overlooking the Douglas estuary and a few minutes walk from the ‘village’ itself, is now launched with agents Sherry FitzGerald, with a €595,000 price tag, down from an autumn 2016 price hope of €650,000. It’s just one of a half-dozen detached in the superbly set 1960s development by Bradley Brothers, and it’s only the second detached to come up for sale here in well over a decade.

No 13, also called Tyrol, has been added to and upgraded, in stages to include an extended kitchen/family room to the west-facing back with stove. Apart from the main 1,750 sq ft home, there’s a further 400 sq ft of attic conversion with five Veluxes across several rooms, plus eaves storage, and there’s also a detached garage with 200 sq ft of adaptable space.

It gets an excellent B3 BER, and has off street parking, well-tended gardens, favourable aspect and is in very good overall condition, says Florence Gabriel of Sherry FitzGerald.

Nearby, the upmarket scheme of four A-rated new builds by Rockforest at Greenbanks is now effectively completed, with top sales at €1m, and across the Well Road, a 1950s 1,560 sq ft detached home needing updates, Kelvin, has a €795,000 asking price.

VERDICT: estuary setting is special

Kilbrittain, West Cork €400,000

A location like Kilbrittain’s Barleyfield means buyers for houses can come from near, and far, and the launch of this 2,500 sq ft detached family home on a 0.8 acre site is likely to prove the point.

The close-to-the-sea location is 15 minutes by car from Bandon, about 20 from Kinsale, and about 40 minutes to Cork city and the international airport.

Many living locally make commuting journeys to and from the city, balancing the drive with quality of life available so close to the sea and beaches.

Estate agent John Hodnett of Hodnett Forde guides this three-bed, three en suite home (the master suite has a walk-through wardrobe, leading to a private bathroom, plus feature fireplace), done to a high standard, at €400,000.

Other rooms include two reception rooms with fireplaces, a gable end sun room with wood-sheeted ceiling, and a large, L-shaped kitchen/diner that’s 22’ by 19’, with granite topped units, and central island with a second, under-mounted circular sink. In addition, there’s a large main bathroom with feature arched shape window and a jetted bath.

Scart, Aherla, Cork €430,000

Ok, it’s a bit of wedge of money, jumping from €340,000 to €430,000, but if you can find it, fund it or borrow it, it could make all the difference when it comes to putting down family rearing roots.

That’s the comparison posited by estate agent Killian Lynch as he lists this Scart, Aherla detached, quality home on a half acre, with a €430,000 price tag.

The setting is just a bit south of the N22 at Farnanes, between Aherla and Cloughduv, in a rural setting: it’s effectively roadside, but set into a very large field, with views to the west, to the hills of the Cork-Kerry border.

Yet, it’s just 15 minutes out of Ballincollig, notes Mr Lynch, where a decent three-bed semi-d will set you back
