But on those merits alone it probably doesn’t justify a €950,000 asking price. That sort of value comes from its ground, which usefully is just shy of two acres.

The four-bed home comes to market this month with Trish Stokes of Lisney at that €950k level, and she points out that it is set within the boundary of Killumney/Ovens, designated as a ‘Key Village’ in the Local Area Plan, allowing for a a medium ‘B’ density zoning if developed.

Planning guides suggest densities of 12-25 houses to the hectare, but it’s likely that the 1.96 acres with this home could see a somewhat lower density.

Architect Tom Hegarty has done up feasibility studies for the vendors, suggesting how six new-builds could be accommodated here on the land.

Ms Stokes says that Cleburne, a site to the rear of Dúnbhríde, recently secured planning for seven detached properties and that individual sites there have sold ranging from €250,000.

Right now, the house up for sale is set back off the road, in a mature site with a small run of stables and sand arena to the rear.

Current accommodation includes a 17’ by 13’ family room, small 13’ by 12’ sitting room, playroom, kitchen/diner, office, utility and guest WC.

Overhead one of the four bedrooms has an en suite bathroom.

Location is a short distance off the main Cork-Macroom/Kerry road just west of Ballincollig.

VERDICT: Horses, and houses, for courses.
