Mill Cottage near Fountainstown has all the charm and cosiness you could want in a small seaside property.

And for a buyer looking for something larger it has current planning permission for a modern extension, which would more than double its size.

Built in the 1940s, the single-storey one-bed property has been owned by the same family for three generations and has been sympathetically and attractively renovated.

Selling agents Dennehy Auctioneers are seeking offers of €250,000 for the cottage which is on a site of quarter of an acre and has 700 sq ft of living space.

The planning permission secured in 2016 is for a flat roofed 860 sq ft extension which provides for a second bedroom and extra living space.

Entrance to the cottage through a front porch which opens into a large sitting room with teak and tiled flooring, pitch pine beams, a vaulted ceiling with velux windows , tall radiators , a stove and cottage style décor with potted plants, throws and cryptic writing on the wall.

To the rear there’s a tiled kitchen with modern cream units, as well as a carped bedroom, a shower room and a utility room.

The cottage has been fitted with a mix of single and double glazed windows and has oil fired central heating.

Set against a wooded backdrop, Mill Cottage is situated in the middle of a long site and has ground and entrances on either side.

At one side there’s a graveled parking area and at the other outside the double doors in the living room there’s a patio with a round timber table as well as some outhouses.

Mill Cottage’s official address is Gortnanoon, Crosshaven but it is much closer to Fountainstown Beach which is just one kilometer away.

The distance to Crosshaven is around three and a half kilomteres while Carrigaline is seven kilometers.

Auctioneer Roy Dennehy believes this is the perfect home for someone who would prefer to live in an attractive seaside cottage rather than an urban estate.

‘It’s in a woodland setting, on its own grounds within a kilometer from the beach so would be ideal for this type of buyer,’’ he says noting that a bus passes the door and that there’s a seasonal shop in Fountainstown during the summer.

VERDICT: cosy and charming.
