No 12 St John’s Avenue, Limerick is quite a catch

If you were to borrow dating parlance to describe No 12 St John’s Avenue in Limerick city centre, you might say that it was quite a catch.

A handsome red brick end of terrace house, it is now very presentable, having been extended renovated and decorated with artistic flair by its current owners.

Gillian Dunne of DNG Cusack Dunne describes it as cute and quirky and says it is proving attractive to singles and young couples looking for a property with character rather than an estate house

“There aren’t that many redbrick properties on the market close to the city centre, especially not ones which have been refurbished as well as this,” she says, adding that the guide of €160,000 also makes it affordable and even more attractive.

Extended in 2005, the house has kept many of its original features including ceiling roses, flooring, picture rails and fireplaces. The owners increased the floor space to 1,023 sq ft with a kitchen extension and an attic conversion.

An original door opens into a high ceilinged hallway with coving, dado rails and period-style, encaustic tiles. Similarly, the living room has a cast iron fireplace, coving, a ceiling rose, picture rails, polished original floorboards, and a set of double doors leading to a family room also with period features.

A single storey extension at the rear created space for a modern oak floored kitchen with shaker style cream units, wooden worktops, and a Belfast sink. Also at ground level is a guest WC.

The first floor has two bedrooms with picture rails and polished floorboards as well as a shower room with mosaic tiling.

In the attic, there’s a spacious room which is currently in use as a bedroom. The fact that there’s a pink girl’s room with bunk beds and a blue boy’s room gives a strong indication that the owners are in the process of trading up.

Fitted with double glazed PVC windows (sash style at the front), the house has gas heating and an E1 energy rating.

To the rear of the property, there’s a lawned garden with a decked patio and a timber shed. The view from the rear is not of city streets but of trees and the high hedges of city gardens.

It doesn’t have off street parking but it is within a five-minute walk from O’Connell St.

VERDICT: Very nicely done.
