This Old Abbey, Waterfall, property would test the pickiness of the most prissy of pass-remarkers — be that in terms of level of finish, order, tidiness, cleanliness — the works.

This is the house of a perfectionist, finished by a perfectionist and kept to utter perfection.

Glistening marble floors, crystal clear bevelled glazing and the best of the best fixtures and fittings means Ardeoin House is top of the range.

Add in the fact that it lies in one of the more salubrious neighbourhoods of Cork’s greater western suburbs, has over 3,000 square feet on offer (excluding garage), then you have, without demur, an exceptional property.

This detached, Old Abbey property also stands on a large, south-facing site of three-quarters of an acre and is surrounded by the mature and very old woodland of the area.

It’s private but not isolated and this two storey, (dormer is such a weak word here), has one great selling point — it is actually low maintenance, and easy to keep.

The airing cupboard is scarily beautiful, the walk-in wardrobes would leave Sheldon Cooper in stunned admiration, and the carpets look and smell brand new — they’re not. This is the kind of house where theory meets practice. It’s fabulous.

But it’s also the kind of house that will embrace a growing, rumbunctious family. It’s big enough, bold enough and bullet-proof enough.

Every fitting hits the luxury end of thescale and the space and range of rooms will also hit most items on the list of requirements for trader-uppers at this level. You really have to go see it and Norma Healy of Sherry FitzGerald is more that happy to facilitate viewings.

On the left hand side, glazed double doors, (with crystal handles) lead through to the main living room, which has windows on two sides overlooking the garden and a gas fire in a stone setting.

Nothing’s been stinted on here and there’s nothing left to do, really, save pay the asking and move in, one supposes?
