Trading up: Rochestown, Cork €395,000
There are five 1980s-built detached houses gathered in a cul de sac by Belgard Downs, off Cork’s Rochestown Road, and they only rarely come up for resale.
Now one, called Provence, is under offer around its €395,000 AMV quoted by Michael O’Donovan of Savills, who says it’s proving to be an attractive trading-up option for families in the Douglas and Rochestown catchments.
Provence is near Douglas, before the Rochestown Park Hotel and its high stone boundary wall borders a slip-road access/egress to Douglas Shopping Centre. The big old houses directly across the road on large wooded sites are some of Cork’s best, helping to give Rochestown Road its cachet, and they’ve sold at up to €4m at peak, and over €1.5m more recently.
The price on Provence makes it more accessible, though, and its neat as a pin, and ready for new owners, says Mr O’Donovan, who adds that its quite spacious, with about 1,600sq ft. He says the setting is very private, with front, side and back gardens. It has three reception rooms, two of which interlink (one has a Le Droff fireplace), plus kitchen/breakfast room with a utility plus guest loo to the side. Upstairs all four bedrooms are doubles and one’s en suite.
Douglas is on the doorstep of this Provence.
