Club gets green to go

Sold at the lower end of its €4 million to €5 million price guide to a consortium, is Co Kildare’s Moyvalley hotel and golf club, with 460 acres, apartments and courtyard cottages.

It also has full planning for a range of extra facilities, including equine uses, at the Enfield complex.

What’s intriguing is the mix of buyers who stepped up for the sizeable purchase, via CBRE.

The buyers’ group is led by racehorse trainer, businessman Oliver Brady, and includes his international business partners, Jane Tripipatkul of Thailand, and her Irish-born son Mark McCarthy. Also investing is business entrepreneur Rita Shah, who’s a board member of Enterprise Ireland.

Ms Shah and Oliver Brady are well-known directors of Monaghan-based Shabra Plastics/Recycling Ltd, and the international partners, Jane Tripipatkul and Mark McCarthy, are based in London.

Likely to have been of some interest was the further planning (until 2017) for an equine complex, the amount of land (bought all-in, for sub€10,000 an acre) and further development including 26 semi-detached dormers, 33 detached houses, 64 courtyard apartments, 20 corporate apartments, recreational facilities and conference centre with bar, restaurant and shops.

Acquired via agents CBRE for receiver Padraic Monaghan of KPMG, the new owners have now taken occupation, retaining all staff, and there was local, national and international interest.

“The consortium bought the resort as a going concern and are intent on furthering its already excellent reputation as a much sought-after wedding and leisure breaks destination. They plan to expand the resort’s facilities to its full potential and by doing so, provide employment for up to 70 or 80 people over the next three years,” said a statement.

Near the M4 motorway and close to Enfield, Moyvalley is centered around the 19th century Italianate manor Balyna House, with 10 suites and an adjoining Abbey — both restored.

It includes 47 separate two and three bedroom holiday cottages and apartments, with a centrepiece Darren Clarke-designed links style golf course. It also has a two-storey clubhouse with function/meeting rooms, bar, pro shop etc. The new owners have expansion plans for the golf business, and will maintain its function business.

Other resort type properties which recently changed hands include Fota Island; Blarney Resort, Kilkea castle; Glenlo Abbey; Palmerstown House; Knockanally; the Heritage golf course (excluding hotel) at Killenard and the New Forrest Estate & Golf Course.
