There’s nothing flash about the house called Cnó Capaill — but there’s a lot of thought gone into making a quality family home with a lot going for it.
Well-built, impeccably finished, with up to five bedrooms and using solid maple timber in various floors and in the kitchen units, too, the 2,600 sq ft home is a sort of crossover between a full two-storey home and a dormer build, on a half acre site close to Douglas village and to Carrigaline at Hilltown. The grounds, by a slight roadside valley with rural views, include lawns and rockery, and the house’s finish is in render, with some stone detailing in the stairs’ protrusion and the lower level of the gable-end sun room: it’s a look and finish that isn’t going to go out of date anytime soon.
Auctioneer Ann O’Mahony of Sherry FitzGerald describes it as a substantial family home, easily reached from Douglas, and its sensible floor plan includes a very large, airy hall with chequered tile floor, two reception rooms with fireplaces (one antique, the other contemporary) and one with maple floors, which also feature in the adjoining sun-room, with part-vaulted ceiling.
The kitchen’s got units and island in maple accented with cherrywood, there’s a pantry, plus a utility/laundry with central vacuum unit site here, too. Also there’s a study, and a ground-level playroom/bed five, by a guest WC. Upstairs are four double bedrooms, two with en suites.
VERDICT: A good option for those who want to live out of town, but within a short run of services.

Not yet built, but ready to roll out on site, is this architect-designed four-bed detached bungalow, on a great site in the midst of the Grange Road above Douglas in Cork.
You won’t miss the Casey and Kingston ‘For Sale’ sign as you drive along, or more so even if coming out of the neighbouring Aldi or SuperValu stores — this 0.21 acre site sort of jumps into view.
Cleared and ready to build on, the vendor has builders lined up and will deliver to what’s called a builder’s finish for a price of €350,000 for its 2,200 sq ft.
That means all the basic work done, with the owners then choosing (and paying for) final finishes such as choice of flooring, kitchen, bathrooms, built-ins, etc.
The design, by Ray Keane Associates, sees three of the four bedrooms at first floor level, with one en suite. One more is at ground level to the front, with two large living areas, one south-facing in a wing with kitchen/dining room opening to a patio.
A high level of insulation is expected, and the dormer home’s front facade will have a Liscannor stone feature around its porch.
VERDICT: Creature comforts, in a new-build, on a decent site with perfect aspect, and shops on the doorstep.

Less than a month ago, an unusual Limerick ‘Bahaus’ architectural style house called Crannac featured in these pages, and swiftly went sale agreed around its €500k asking price via agents John Shaw. Now, another 1950s Limerick home, in an equally good city location at Castletroy, hopes to follow in Crannac’s flat-roof footsteps.
Estate agent Lisa Kearney of Rooneys seeks offers around €400,000 for Garagh House, Newtown, off the Golf Links Road in Castletroy, and says it’s on a half-acre site, with electric gates, and has decking, patio, garden house and landscaped lawns on the mature grounds.
A two-storey family home with some design quirks, split level living areas and some upgraded bathrooms, it’s very privately set, and has city views.
Accommodation includes a living room with part-glazed ceiling and pot belly stove, linked dining room and second living room with feature staircase and fireplace, breakfast room, utility, and kitchen with maple units.
Two of the four bedrooms are at ground level (one’s got garden access), with a shower room alongside, while one of the two upper level bedrooms has access to a flat room, with scope for a roof garden.
VERDICT: Something different.

Already extended, and still with a garage alongside, No 18 Mount Oval in Cork’s Rochestown is ready to accommodate families with space needs.
In the older Mount Oval development, or detached re-bricks built in the 1970s and 1980s, this quality five-bed house already has 2,450 sq ft, and has been modernised and upgraded down the years. as well as being extended at ground level only to the back.
Just two weeks on the market, it’s already under offer with agent John Barry of Frank V Murphy & Co at €585,000, and has two bidders in early pursuit — the quality package has ready appeal, says Mr Barry. (The Property Price Register shows the 2,200 sq ft No 5 here selling for €579,000 in 2011.)
Here at No 18, the last extension has opened up an all-in kitchen/dining/living/sunroom space, with oak units in the kitchen, and a Rayburn for homeliness. Other rooms include a 25’ by 13’ lounge/dining room with fireplace and rear garden access, a study, and family/TV room, plus utility by the attached double garage.
The upstairs has one of its five bedrooms en suite, with a Jacuzzi bath in the master bed’s en suite, and the family bathroom’s fully tiled, with a three-piece suite.
