Not only is 2 Landsdowne Park a fine, albeit older-style Limerick city family home in a good Ennis Road location, but it has full planning in place for a new build in the leafy side garden.

Hmmm, lots to be thinking about here so for the year ahead.

Brand new to market with estate agent Lisa Kearney of Rooney Auctioneers is this very attractive looking, c mid-1900s semi-detached four bed, albeit of fairly modest proportions right now, and with a facade with part-brick and dash, and some climbing ivy for good measure.

It’s got two reception rooms, of a fairly standard size but with attractive features (dual aspect in the front room, timber French doors to the old stone-paved patio in the back one, and each room has a fireplace with marble insert.

Location is on the Ennis Road, close to the Shelbourne Road junction, and the real bonus is the site on the side, with FPP for a detached two-storey second dwelling, so there’s options here for a family, builder, investor, etc., now or a few years into the future.

VERDICT: A house and a site like this in a settled suburban setting for €260,000 should stir some early interest.

GRANGE, CORK €235,000

Sq m: 975 (1,050 sq ft)

Bedrooms: 3

Bathrooms: 2

Broadband: Yes

The gardens at 27 Ashford Court, a distinctive three-bed semi-detached dormer home in Cork’s Grange, track the sun pretty much all day long. That’s why the current owner bought it, and — when the clouds part — it’s a feature that will endear this house to a new occupant just as readily.

Currently under offer just shy of €200k with agent Trish Stokes of Lisney who’s guiding it at €235,000, the c 40-year old home has a detached garage which has been upgraded, and is currently used as a therapy room, and has a hall/utility, shower room and 14’ by 10’ treatment room. The house itself has one of its three bedrooms at ground level, by a bathroom, and overhead one of the two other bedrooms has an en suite, plus there’s a walk-in wardrobe/dressing room. And, as it’s a dormer, there’s good use made here of eaves space for storage, shoe racks etc.

Back at ground level, No 27 has a front lounge with gas-fed fireplace, and a rear multi-purpose kitchen/dining/family space, with patio doors to the stepped, sun-trap back garden .

According to Lisney’s Ms Stokes, the kitchen has a bright, fresh feel, set apart from the living space by its breakfast bar, and there’s another fireplace by the living section. Bed three/study is compact, at about 10’ by 6’ while the two overhead ones are doubles. There’s off-street parking by the neat front garden with lawn, while behind, the patio and lower gravel level is pretty low-maintenance, with bamboo planted in raised sleeper-edged beds.

VERDICT: A good, well-kept example of the type.

NENAGH, CO TIPPERARY €349,500

Sq m: 333 (3,580 sq ft)

Bedrooms: 3/4

BER rating: C3

There are views of up to seven counties from this valley-side set large home, near Nenagh, at Barnagore, Dolla, for sale with REA Eoin Dillon.

Built around the year 2000, in a big U-shape and including portion of an earlier house on the site, it’s clearly been home to the house-proud, with very extensive landscaping on the sloping grounds, which are dotted with ornamental conifers.

Set a few miles south of Nenagh town, it’s got three/four bedrooms, living room with a marble fireplace, a family room with built-in shelving suitable for library/study, a bit open-plan kitchen/dining room with double aspect and distant vistas through the large panes, games room/office, and heating is oil-fired. There’s electric access gates, alarm and security cameras.

Three of the bedrooms have built-ins, and the master bedroom’s en suite with a double shower.

VERDICT: A commanding presence on a valley site, and plenty of space on offer to match the setting, at 3,500 sq ft.

COPPEEN, CO CORK €160,000

Sq m:168 / 1,800 sq ft

Bedrooms: 4

If there were an Irish version of Miss Marple, this house would be perfect for a location shot. Long, lingering views over unspoilt countryside end in an old fashioned house on a mature acre of ground.

There’s an undeniable character to Garryrua, Coppeen, and Damien Murray of ERA Paddy Murray and Co, says it offers a good acre of land with lots of mature shrubs, trees and beds.

Built in the 1980s, (it looks as if it’s been there for ages), Garryrua is set at the end of a long driveway and has great privacy. It has four double bedrooms and three main living rooms, including a formal sitting room, a comfortable lounge and a large, kitchen/dining room with utility. A separate study is also included and a large detached garage outside, as well as a wrap-around, south-facing patio.

The beauty of a bungalow like this is that adding on is usually not a problem and if the proportions of the attic are okay, then room can be found there too.

“It will need some discreet modernisation to bring it up to today’s high standards,” says Damien Murray, “but with four double bedrooms this bungalow can suit the needs of any growing family.

VERDICT: Charm in abundance and with all those lovely gardens, a new owner could be quite at home here.
