Holiday spirit in a comfortable home just 40 minutes from Cork city
LIFE could be a beach, and a permanent holiday too, if you’ve the right frame of mind to live at Mariner’s Bay, Redbarn, just up the long, long sandy beach from Youghal in east Cork.
Auctioneers Sherry FitzGerald Hennessy guide the four-bed semi-detached homes, with a decent 1,240 sq ft of space, at €135,000, a price which includes furniture, appliances, etc. Two of the four bedrooms in each house are en suite.
When launched initially as Section 23-type investments back pre-bust in March 2006, Mariner’s Bay houses were priced at €308,0000, plus reclaimable VAT.
Designed as holiday homes and initially packaged to tie in with the adjoining Quality Hotel complex, the 52 houses have electric Gold Shield heating, with no open fireplaces, and the main 20’by 12’ living/dining eating space is open plan.
The setting, off the main Cork to Youghal road and about a 40 minute spin from the city, includes miles of beach, tennis courts, games areas and football pitch. Hotel facilities alongside include pool, gym, bar and restaurant.

VERDICT: The reduced price level might get a new wave of buyers thinking about Redbarn as a permanent base, or as an affordable and easy-keep holiday home option.
THE owners of the slick townhouse 27 Wayside in Clonakilty, west Cork, got stuck into their home at the plans stage, making alterations which further improved the interior quality, and also lavished time and money on the rear easy-keep but good looking back garden.
Now, they’ve moved back to Cork city, and estate agent Martin Kelleher seeks offers around €210,000, and it is under offer sub€200k.

DOWN to €285,000, this four bedroomed bungalow, called Mdina, at Farran, Co Cork, is a good starter or trading up home for those who prefer country living.
On the market for a while, the vendors are committed to sell now and are open to offers, says Kate Kearney of DNG Kevin Condon.
It has great privacy, and a site of half an acre close to the Lee Valley Golf Club.
An extended four bed, it has two reception rooms, games room, two bathrooms and a large attic for storage.

VERDICT: Located just off the Ballincollig bypass route, it has mature gardens and a location in a cul de sac road.
GIVEN that there’s only eight houses in all in Hettyfield Mews, there’s been a bit of a turnover in the scheme in the past three years. At least two others have come to market in that period, and one was in great order, upgraded and with a stunning courtyard garden: it made about €380,000.
As the three-bed No 7 comes up for sale with Jeremy Murphy Associates, it carries a €210,000 asking price. That price reflects the fact its not in as good order as the previous price-setter on the row — and the property market’s continued dive ever since.
But, location always outs in the end and Hettyfield Mews on Cork’s Well Road, Douglas has setting in spades, under the shade of a sprawling Scots Pine.
Not only is the location ace, the aspect is too, facing south west at the rear, without overlooking.
Rooms include hall, 12’ by 12’ living room to the front, a slightly smaller rear reception/dining by the kitchen, sun room leading to an enclosed back garden, ground floor loo, and three first floor bedrooms (one en suite) and a main bathroom.

Best feature: Niche and well-set location
VERDICT: A neat, small package that will earn its keep thanks to its accessible location.
