Matching stone cottages offer dose of double delight

WITH a €185,000 asking price for two matching old stone cottages, buyers mightn’t need to be money launderers looking for a place to plank hot cash near Birr.

This limestone-build period duo were laundry cottages for an adjacent estate at Kylogue, Shinrone near Birr, and five miles from Roscrea. As attractive as they come, they do however need some work; despite having six bedrooms between them, for example, there isn’t yet a first floor bathroom to service them. Each half currently has three upper floor bedrooms, with two staircases, while downstairs one door opens directly to the main living area, the other, on the right, to the kitchen, with an old De Deitrich old range stove. Each half has its own ground floor bathroom, and to the back is a large workshop of similar stone, brick and slate quality, plus a store, but there’s only external access to them at the moment. Knocking through would really open the place up.

Selling agents for Kylogue Cottage are Savills, who say the two houses are on an acre, in “a pastoral setting and protected from the road by a belt of mature timber, offering great privacy within the grounds.”

Between them, the pair have over 1,800 sq ft of space, essentially in OK order but needing freshening up and upgrading. A single storey range of outbuildings, in addition, has two loose boxes and feed and fuel stores.

The N7 Dublin-Limerick road is nearby, and Lough Derg is 20 miles away.
