Dreamt you dwelt in Marble Hall? Now’s your chance to voice approval

FEELGOOD factor? Whatever it is in house terms, Carrigbeg has it.

Dreamt you dwelt in Marble Hall? Now’s your chance to voice approval

You don’t even have to walk past the front door (and glimpse the highly polished original tiles) of this terraced Marble Hall home to get it, you can actually sense it from the freshly painted front gate in: heck, even the park itself has the same serene feel.

Marble Hall Park is a block-shaped cul de sac enclave with two entrances, off the start of the Douglas and Ballinlough Roads in Cork city, where the proximity to the city centre (a mile, or less) is belied by the quietness of the setting. Houses are a mix of detached, semis and some terraces – and Carrigbeg is No 2, in a terraced row of seven, with the compensating factor of rear garden access via a back lane.

A new, sparkling market arrival here is Carrigbeg, a pristine, period (ie early 1900s) three-bedroomed home that should continue to be an easy urban home to keep.

No grass, for starters, just a graveled and flagged front garden, yet one lush with greenery and select planting in raised beds, while to the back it is similarly low-maintenance, but far from sterile, again nicely planted up with climbers such as honeysuckle and raised sturdy brick beds, all with a west/south aspect. A couple of handy outside sheds add to the functionality of the place.

Inside, everything is spotless, well-tended, minded and mindful of its period trimmings, so fireplaces are good, and doors have their original polished brass or timber knobs.

With 1,050 sq ft of space Carrigbeg has a €285,000 asking price with Ann O’Mahony of Sherry FitzGerald, who should see some good bidding action on this particular house. Even though unfurnished, it is easy to image it in all its homely creature comforts.

The hall has its perfectly intact multi-hued Edwardian tiling highly buffed and glossy, and light pours in from a Velux up above the stairwell. Off to the left of the hall is a 14’ by 11’ reception room with bay window and original slate fireplace.

There’s a second fireplace behind in the L-shaped dining room/kitchen. with a fairly recently installed kitchen with beech and granite worktops, and there’s lots of units, storage and display space between these two linked spaces. Splashback tiles are a soft cream colour, in keeping with the house’s gentle palette, and the flooring here is a warm cherry hardwood.

Overhead, two of the three bedrooms are doubles, the main bathroom is spotless, with new bath and pale blue wainscoting, while the bathroom’s window has folding timber shutters with diamond cut-outs as a screening feature.

The large master bedroom has the same bay window and proportions as the living room beneath it, and it has a good bank of built-ins, with simple fretwork.

No 2 is a walk-in proposition, and is going to suit a wide range of home hunters
