Cavan’s Hawthorn scheme pruned back to €99,950

WITH house prices in new developments plummeting, a developer in Co Cavan has gone to the ultimate. He has decided to halve the starting price of his 35-house offering in Bailieborough — to less than €100,000 for new three-bedroomed fully-finished homes.

When The Hawthorn development first hit the market, at the end of 2007, houses were priced starting from €199,500 for a 968 square foot three-bed townhouse.

Now developer Mano Enterprises has dropped the starting tariff for seven of the remaining properties to just €99,950, selling through local agent Peter Murtagh.

A spokesman for Mano Enterprises said they had taken the dramatic decision to encourage first-time buyers and help stimulate the market. And, presumably, to shift stock.

The timber-frame homes range in size from that €99k three-bed townhouse up to a 1,711 sq ft four bed detached, with others prices at €125,000 and €140,000 up to €170,000. All offer a B1 energy rating with wood pellet boilers and heat recovery systems. They have been built under Sustainable Energy Ireland (SEI)’s House of Tomorrow programme and, according to Mano, the houses reduce CO2 emissions by at least 40%. All are fitted with a kitchen and integrated alarm system, are fully painted and tiled and come with the standard Homebond 10-year warranty.

The properties are within a hour’s commuting distance of Dublin via the M50.

Excellent amenities and leisure facilities are all located nearby.
