Put this hot deal in hot-spot to bed... but which one?

BUILT on what was once productive market garden lands, the six-bedroom house Brackendale is now in a bit of a property hot-spot.

Set at the end of a long, private drive off the South Douglas Road in Cork city, a new apartment scheme, Park Avenue, is being completed alongside by the Kenny Group and Fleming Construction are now clear to build up-market houses in the lands behind, which they bought from GAA club Nemo Rangers.

Brackendale got into the niche location, within a short walk of the city centre, first though.

Built as a B&B, but essentially a family home, about 25 years ago, it has six bedrooms and a previous grant of planning, now lapsed, allowed for four more en suite bedrooms to be built over the large attached garage and utility suite.

As it comes up for sale, it might suit someone with an eye to a guesthouse business, but with its space, about 2,400 sq ft, its quarter acre site and good sized rooms, is more than likely going to be snapped up as a family home.

So says TJ Cronin of Irish and European estate agents, who launches the big detached home for sale with an asking price of €650,000 for its owner, who built it day one on land owned by his family and who has lived here since.

A fine home, it was built in timber frame and is warm, easy to heat and has oil heating, with back boiler back-up. The front of the house is directly south facing, toward the front of its 210’ long and 60’ wide site.

Brackendale has potential to be tweaked or extended, or a new owner can just decide to decorate to their own taste and bask in private mature grounds.
