Kensington class in Rochestown

DEVELOPER Sean Dunne might have boasted (in vain, so far) about bringing a Knightsbridge vibe to his Ballsbridge hotel sites in Dublin, but a 1970s Cork scheme has at least claimed a touch of London’s Kensington for Rochestown.

Kensington class in Rochestown

Houses in upper and lower Kensington on Coach Hill have been on the go now for a good few decades in the southern capital, holding their own in buyers’ regularly regarded as an upmarket and trading -up location.

If and when they come up for re-sale, they get made-over to the latest/current high specification, and now one of the development’s originals also has that doing-up future ahead of it.

New to the market is Lizelle. aka 14 Lower Kensington, off the steep Coach Hill in Rochestown, carrying a €750,000 price guide via joint agents Peter Cave of Savills and Malcolm Tyrrell of Cohalan Downing. It is a large detached five-bed, with a corner site setting and good-sized private walled-in back garden.

The agents calculate its floor area at 1,800 sq ft, but even from the outside it appears to have that and more.

On a practical level, it also gives easy extension scope to the dwelling. As it stands, it has a 27’ by 12’ sitting room/dining room, with gas fire insert, a serving hatch, and patio doors to the back garden, there’s a family room, kitchen/breakfast room, utility and guest loo, all at ground level.

Then, overhead, one of its five bedrooms is en suite, all have built-ins, and the main bathroom is four-piece, in bold colours, with a bath, while the en suite has a shower cubicle.

No 14 has oil central heating, aluminium windows, and plenty of space, and options, inside and out.
