Conveniently located home looks ripe for refurbishment

THIS house is a great bargain if a buyer’s prepared to do some subsidence work.

No 11 Carrigeen Park, in Ballinlough, is a hop, skip and a jump to the city (with the link road in-between) and combines a cosy, neighbourly location with great convenience.

It’s on the market with Conor Flynn, of Conor P Flynn and Associates, who says it’s ripe for refurbishment, and with it’s attached garage and big, back garden, would easily allow an extension. And, despite the upheaval caused by underpinning works, it could be a good opportunity to extend, he says.

The guide price reflects work to be done and at €290-300,000, that’s good value even in this market.

Houses in the area were making in the high €400,000s during the boom, and even with extra work, a buyer could come out in a good position when the market picks up.

At the moment, no 11 has a living room with bay window, a dining room with cast iron fireplace, galley kitchen and good gardens.

Overhead, there is the standard three bedrooms and a main bathroom and heating is by gas. The house has recently been rewired and has double-glazed windows.
