No 7 has edge over others
THE village of Glenville has seen some, but not too much development in the last 10 years.
There are small estates leading off the main road that form the nucleus of this north Cork hamlet. A former estate village, it’s a wooded little enclave within 12 miles of Blackpool and Ballyvolane.
This scheme of one-off homes is a walk from the local shop, pub and school with views over the surrounding countryside.
No 7 is a mellow-brick dormer in a south-facing position and while it’s only a couple of years old, has already been extended to provide that must-have, kitchen/living/dining.
This is one of the most attractive features of this 3,000 square foot €580,000 house.
The property has all the finishing touches complete, (along with an ultra-expensive main bathroom) and a flow of rooms that will be headache-free for growing families.
The site is also bounded by a mix of stone and brick walls and there’s a sandstone patio, decked and raised play garden at the back. The house also comes with a big, detached garage which could suit any purpose, even a home office, so a buyer gets quite a lot in one package.
The large kitchen/living room is a sunny, warm space with maple units in hand painted sage and stone finish placed mid-way between sitting and dining rooms.
The sitting room has a simple, raised fireplace in Spanish slate and the flooring is a mix of glossy porcelain and warm wood.
Integrated appliances include a range cooker in a fitted fire-breast, an American fridge, Belfast sink and big working island in granite.
The living area has a big, L-shaped sofa and double doors lead directly to the patio and deck, (the washing line is cleverly hidden at one side of the house and is out of sight of the deck).
The formal living room is off the main entrance hallway and is accessed by attractive double doors. A big room, it’s a perfect Christmas space with its antique fireplace, broad bay window and oak flooring.
On the opposite side of the hallway is a guest bedroom, and the handmade crochet throw is set off by hand-painted wardrobes and occasional furniture.
Next door is another living room, now used as a playroom with double doors outside, but this could easily double as a den, extra bedroom or study.
The utility and main bathroom, are on the corridor to the open-plan area and the main bathroom is tasteful in black and white.
At the rear of the main hallway is the pitch pine staircase lit by a Velux window and leading into the dormer area. Here, there are three double bedrooms, two of which are en suite and a master bedroom with a bank of wardrobes. Bang up to date, these have all the internal fixtures and fittings that make storage easier.
The main bathroom is fitted head to toe in travertine and the focal point is the double, Jacuzzi bath, set on a dais. Across the room, there’s a stylish glass sink unit with mirror.
A simple family home, No 7 Edgewood nonetheless has an edge that lifts it above the average, but without being prissy. It’s a good workable, comfortable family home and it will suit young parents and children.
Kate Kearney of DNG Condon is selling the property.
