Cottage to strike gold
Newly up for sale is Plover Cottage, on the way to the white sanded Dolan beach, part of a Golden Mile stretch of West of Ireland coastline between chic Roundstone village and its harbour, and Ballyconeely and its golf course.
This scenic area is still pure Paul Henry landscape country, and its appeal to the honeyed, moneyed Dublin set was in evidence earlier this month when a derelict two-storey farmhouse house by the sheltered Ervallagh cove along the same coastline two miles from Roundstone soared at auction past its already strong €800,000 guide, to sell under the hammer for a whopping €1.24 million.
The agents Sherry FitzGerald Kavanagh expressed surprise when that stunningly-set house on three-quarters of an acre on this quiet wending lane by Ervallagh went 50% over its AMV.
The rationale for the heated and spirited bidding was the difficulty in getting planning permission anywhere in this rugged holiday-home hinterland, which is much-favoured by the Law Library set, who swap barrister wigs for metaphorical knotted handkerchiefs on summer days on the white beaches.

It is off the winding boggy roads half way between Roundstone and Ballyconneely, two acknowledged Connemara property hot-spots about a slow hour’s drive from Galway city, and with other magnificent beaches at Gurteen and Dog’s Bay.
Completely traditional, and being sold by a French owner who has had it for quite a while, it has a thatched roof (grants are available for re-doing this, to maintain the vernacular character) and a half door, with a large stone open central fireplace, and alongside is a further stone building. The cottage needs modernisation and is certain to be upgraded and extended, and the existing site of about an acre is described as ample for extension needs. The views down to the sea are strewn with rock, bog, heather and low, wind-blown vegetation.

The Seal’s Rock Hotel on the approach to the village from Galway is on 1.3 acres and is shy of its €3 million asking, with current offers at about €2.75 million.
