Modern home in quiet setting

RED-BRICK Georgian-style, the detached houses at Kingsford in Cork hit a certain style button for those who like their homes with a bit of balance and symmetry.

Built in the 1980s, with maturity now all around the houses and their central green area, the estate off the Grange Road in Grange Heights is a quiet spot, ideal for children to play around in.

House sales are pretty rare here, given that there’s only a couple of dozen houses in all in Kingsford. The last public sale here was in 2003, when No 1 went up at €430,000.

There have been three strong years of price inflation since — including the levelling out in the past few months, but rarity and trading up space will get callers to No 18, which is newly listed with Tom Woodward of Woodward & Co, for offers around €800,000.

The property squeezes in 1,500 sq ft of living space over two floors, with four to five bedrooms and a floored attic up top — and there’s a been a lot of building upgrades in recent years, including damp-proofing and insulation, notes Mr Woodward.

Accommodation off the central hallway includes a 27’ deep front-to-back living room/dining room with a bay window to the front, French doors to the rear, and a white marble fireplace for creature comforts.

The family room also has a bay window, and opens to the kitchen/breakfast room with built-ins and then there’s access to a utility room, and on to the garden and garage.

The main bedroom, which is en suite, has mirrored sliding doors, and the other four bedrooms all have built-ins, while several have phone points as well.

The attached garage is almost 23’ deep, and could be suitable for a single or two-storey extension, subject to planning permission.

While there’s only a relatively small front garden, the back garden makes up for this with its attractive landscaping and seating areas.

“There’s a very good overall specification on this house, and it will suit a lot of families looking to trade up to a comfortable, modern home in a quiet setting, which is close to Douglas village and on a bus route,” says Tom Woodward.
