One in million at The Village

THERE’s not a lot more you’d want at No 4 The Village, in the Parkgate development in Cork’s Frankfield.

Set back behind the hills of Douglas, and a two minute drive (if you pick your time) to the south city ring road and Kinsale road roundabout, The Village is a niche in-fill of a handful of very large homes beside a large O’Flynn Construction development over the hill from Vernon Mount.

The site for four dwellings was bought by an enterprising small builder, who kept no 4 for himself, finishing it in 2004 and selling up in 2006.

Now, the buyers of No 4 are selling up, as it was bought for a family member who never moved in, so it was rented in the interim.

It is newly listed for sale with agent Margaret Kelleher of Lisney, who generally specialises in commercial property and who, to paraphrase the line about supermodels, doesn’t seem to handle many residential sales unless millions are involved (she set a 4 million price record several years ago.)

The good news for house hunters in the Douglas area is that No 4 The Village is just over the €1 million mark, at €1.1 million, for a house of 2,800 sq ft and five or six bedrooms, with all the trimmings.

The Village is gated, with controlled access, and the communal courtyard/drive area is well-finished with printed concrete London cobbles, with a central landscaping feature, and this house has a southfacing garden with decked space.

Although it has similar external finishes to some older houses in Parkgate, the Village houses are more substantial, double fronted, with accommodation on three levels, yielding up to six bedrooms, of which three here are en suite, with two of the rooms at attic level.

Other accommodation consists of a hall with tiled floor and pine stairs, quality kitchen, with ash-timbered units and granite worktops, a range of appliances including American ice-crunching fridge, breakfast room, dining room with maple floor and two sets of French doors, one to a deck, the other to a living room, two reception rooms, plus utility, also with units in ash, guest WC, and main bathroom at first floor level.

Additional features include things like wiring for surround sound in the sitting room, two video intercom points, lots of TV and phone points, etc., and because there are three levels of living/sleeping space, it has fire doors throughout and wired-up smoke alarms as well as a burglar alarm.

Well-finished and well-kept no 4 also come with gas-fired zoned heating, parking for four cars and the vicinity has a good range of shops (the two main Douglas shopping centres down the way, as well as more locally, a top-notch Super Valu, an Aldi, as well as schools, churches, buses, etc.
