Up for sale within the past week is 14 Dewberry, a three-storey, four-bed home built about 18 months ago.
It has a €550,000 price guide, which puts it within reach of an even broader range of aspirational traders-up than the headline-making €800,000-plus sale of number 76.
Number 14, a type C house, has 1,940 sq ft of space in contrast with 76 Dewberry, a type A house which had 3,200 sq ft of space and rose in bidding from its €750,000 guide to be sale agreed at €825,000, a price record for the development.
In recent weeks, a type C show house sold for €560,000, and a type B show house also sold for €670,000, showing strong demand for the larger homes in this 800-unit O'Flynn Construction development with a broad mix of house and apartment styles and sizes.
Facing onto a green area commandeered by games-playing children, number 14 has accommodation over three levels: the top floor space in some similar houses has a fifth bedroom here, but the vendors of No 14 chose instead to make it into a larger 17' by 12' bedroom with a main bathroom alongside.
