The city at your feet
Living here is a bit of an acquired taste. The “discerning purchaser” of brochure-speak mustn’t hanker after the large green spaces of the suburbs, or the blandishments of shopping malls.
On the other hand, you have the city and real shops at your feet, tree-lined older gardens and stunning views in a peaceful location.
It also helps the suburbanites-in-exile that some of the best schools in the city are only minutes away, and that parking is not a problem.
With all these plusses, coupled with the rarity of house sales in the park, Brian Olden and Sharon Walsh of Lisney should find it a doddle selling Myrtledene, at 7 Sydney Park.
This four-bedroomed house has a guide price of €490,000, but remember, a guide is only that. Should there be competitive bidders, this could rise rapidly. (Two weeks ago a house in the western suburbs with a €750,000 asking price ended up in a sale price of €1.3 million.)
According to Sharon Walsh, this house has been brought to the finishing stage, but allows new owners to put their stamp on the property.
Purchased in a faded state some three to four years ago, the house is now reconditioned and has new PVC windows, stripped and polished floorboards and a brand new Shaker kitchen.
It also comes with gas heating, cast-iron fireplaces and a ground floor bathroom.
The living rooms aren’t huge: both the sitting room and dining room are 13ft by 11ft, with a kitchen of 12ft by 9ft to the rear.
There are four bedrooms and a bathroom on the upper floor and the master has the benefit of a big bay window with superlative views, according to Ms Walsh.
Mytledene has a large and private back garden with a right-of-way access to the playing grounds of Collins Barracks behind. And even though the garden should be in the shade of the house, it’s long enough to be in sun all day, which could allow prospective buyers room to expand.
