WITH the Irish Open going back to its roots at Portmarnock next year it could be a propitious time for a property which has been quietly on the market since last summer.

In fact, The Cottage, Portmarnock, is within strolling distance of three golf courses, but the Portmarnock links course has a status all of its own in Irish golf. It was here that the first Open was played in 1927 and the course is one of the oldest in the PGA European tour.

As to The Cottage, this comes with an acre of ground, (enough space for a putting green) and is a property that has some eclectic touches.

Chief of these would be the Evie Hone stained glass windows in the entrance doorway - the work of this Irish stained glass artist is highly prized and to have such work in a domestic setting is certainly a good selling point for any property.

It’s on the market with Mary Gray of Sherry FitzGerald, who, in fact, also handled the sale of the property just over two years ago. It sold at auction then and came under strong notice at the time, with a number of keen bidders.

Today's asking price of €850,000 is a slight increase on the auction sale price then, but is good value for the rather salubrious Portmarnock/ Malahide area.

Considering the house has 2,300 square feet of space and an acre of private grounds, it’s an ideal family home. The original cottage has been added to over the years and new owners can extend as much as they wish, depending on planning.

Right now, it has plenty of space and two sunrooms. Lots of the old cottage character remains and according to Mary Gray, there’s plenty of scope in the attic for a conversion.

The Cottage is in good condition, with new wooden floors in many of the rooms and its location means it's within a short drive of the M50. Portmarnock Dart station is a five minute walk away, an important consideration for commuters.

Despite having a collectable front door, the usual entry point of the house is at the rear, through the kitchen area.

The kitchen has recently been installed and comes with hand-painted units, granite worktop and stainless steel fittings. Next along is the living room which comes with French oak flooring and a cast iron fireplace. The sunroom is used as a dining room at present and the second conservatory is off the main drawing room. A bright and spacious room, this has windows on two sides and overlooks the garden and patio area.

The Cottage comes with two bathrooms and four good double bedrooms, the main bedroom has a bay window and the remaining rooms have sash windows and working shutters.

The landscaped grounds come with a double garage, which, according to the agents, could be incorporated into the main property.

Gas fired heating is installed and the cottage is fully alarmed.
