Second chance to buy the better half
Which means the selling agent for Rosnalee, Noelle Morrison, hasn't far to travel to put up her For Sale boards again. Nor does she have to look very far for potential buyers. She's been busy contacting the under-bidders on the next-door sale only a few months ago in case they're interested in a second bite of the cherry. But they can expect to dig deeper into their pockets.
Rosnalee hit the market with a €450,000 price guide, and might have been expected to make about €500,000. Instead, in very strong bidding, it went eventually for €595,000.
Trasna has a €700,000 price guide. Why the difference? Noelle Morrison explains. Although Rosnalee had had very significant structural work/underpinning done to it, the house remained a bit dated, decoratively speaking.
The kitchen was old-fashioned and cramped; it had a right-of-way granted (to the occupants of Trasna) across its back garden, and parking was a bit of an issue for families with more than one car.
By contrast, Trasna has its front garden opened up to allow parking for at least three cars; it has a side pedestrian access and a second right of way access.
And, it has already been extended out the back, with a large bright sun room/family room added on beyond the kitchen/dining room.
Trasna also has two other ground floor reception rooms plus guest bathroom, a west-facing study overlooking the back garden on the stair return, and a bathroom with cast iron bath and large shower cubicle.
Apart from the study/bedroom five, there are four bedrooms.
The best one stretches right across the front of the house measuring 18ft by 17ft, with bay window and has a second window.
Bedroom two overlooks the back garden, and the attic level has two more good-sized bedrooms.
A couple of the bedrooms have fireplaces, the two main reception rooms also have original fireplaces, and the property has gas heating. The windows at the back of the house have been replaced.
A second, similar-sized Cross Douglas Road house - but in need of up-grading - is expected on the market within weeks, giving home hunters a choice in this choicest of locations.
