58-acre holding near Killarney guiding at €490,000 already under offer

A 58-acre land parcel 7km from Killarney and close to Firies village offers an opportunity to acquire some good acreage at a reasonable price.
The holding has good public road frontage and is at Ballyhar, to the north of Killarney.
“It’s a slightly unusual offering in some ways,” says Killarney-based selling agent Ken O’Sullivan. “It was owned by two brothers… who lived abroad and didn’t do much with it. The result is that it has grown somewhat wild, apart from the very good ground at the upper end of it.”
The site is sloping, from the northern end where the public road forms the boundary, down to the southern end, where the railway line cuts through the property.
“It’s a semi nature reserve in some respects,” adds Mr O'Sullivan. “There are about 10 acres or so cut off at the lower end by the railway tracks… There are good fertile parts of it but more than half of it is gone wild.”
In this part of Munster, there is a good local dairying scene underpinning a vibrant agricultural sector. Interest in it has been evident already and the property is, even at this early point, under offer, the agent confirms.
“One of those looking at it is actually interested in retaining it as a nature reserve of sorts,” says Mr O'Sullivan, who adds that the two parties currently bidding on the property are looking at it for its productive agricultural potential.
“There four or five acres of steep ground to the east of the property that you would probably end up planting anyway, because it wouldn’t be practical for anything else. The rest of it would be manageable, however, with a good deal of work needed to get it back to productive use.”
The height of some of the overgrowth, in fact, attests to the fertility of the land beneath. The property is divided into lots (Lot 1 is 57 acres and Lot 2 is a derelict house and buildings on 1 acre) and is guiding a very attractive €490,000 (€8,400/acre).
