€14k-€15k/ac expected for 106ac quality land parcel in North Kerry

A rare large holding is new to the market in North Kerry with Tralee-based auctioneer Eamonn McQuinn of McQuinn Consulting.
The 106-acre property is at Graigue, approximately 1.8km from the village of Ardfert and 13km from Tralee. This is a busy part of the world agriculturally speaking, with the dairy sector a dominant presence in a part of the Kingdom renowned for strong prices; particularly when large quality parcels come on the market, and the Kerry Shares money comes into play amongst an agricultural community that puts great value in good land.
“It’s a substantial block of land, which is becoming increasingly difficult to find in and around North Kerry,” says Mr McQuinn. “This one is all in one block and divided into a number of easily managed fields, and there are three points of access to the local road, the L2004.”
The land is currently fallow, the agent points out, meaning that while it may not be looking its best at the moment, there is no doubt about the quality of the acres on sale here.
“The soil is good there,” said Mr McQuinn. “You can even see from the photos of the adjoining land that fundamentally, the quality is there.”
The property is being sold with clear goodwill by a non-farmer living elsewhere in the country, and he is open to the idea of selling the farm in lots, should demand for that option present itself.
“It’s going to appeal to a range of people,” added Mr McQuinn. “You’ll obviously have plenty of interest from the local farming community… There are a good number of big operators in the area that one would expect to be interested in this holding.”
Non-farmers will also be interested in the farm – not only from the point of view of simply letting the land to a farmer, but also given the location and the possibility of other ventures, including perhaps solar energy or tourism-related ideas.
“Going on similar land sales in the area, we’d be looking at a price guide around €14,000 - €15,000/acre.”
