More pertinently still, it’s an area renowned for deep fertile soil in a very active agricultural zone within half an hour’s drive of the southern capital.

“It’s in a mixture of tillage and grass at the moment,” adds Ernest. 

“It has been well farmed down through the years. There’s road frontage onto two roads so there’s really good access — the R604 on its western side and a cul-de-sac road on the eastern side that leads to Dooneen Beach.”

The property is brand new to the market so it’s difficult to gauge what the reaction is so far but there’s no doubt that this will interest a wide range of potential buyers, both from farming and non-farming backgrounds.

In this location, interest can be slow to build compared to the more immediate market reaction that land around Bandon might achieve, but it’s still a hot zone for agricultural land, with its quality and its proximity to a large settlement.

The price guide on this farm is in the region of €20,000 per acre. Given how good quality acreage has gone in recent years, one would expect this to be a fair expectation.
