Land near Ardfert, Kerry, guiding €25k/acre

A 30.6-acre farm near Ardfert in North Kerry is new to the market with Tralee-based auctioneers McQuinn Consulting.
Quality holdings in this area often get a premium because of the combination of a lively agricultural scene and the continuing presence of the Kerry Shares — often emerging as ace cards when something worth purchasing turns up on the market.
This farm is certainly getting a good deal of attention at an early stage, with offers already on the table and three interested parties involved, according to selling agent Eamonn McQuinn.
“There’s extensive road frontage on it,” says Mr McQuinn. “It runs to about 650m. It’s about 6km from Ardfert village and it’s top-quality limestone land. There’s a cubicle shed and there’s electricity connected, as well as water.”
The agent points out they are open to selling the farm in lots, should the market so dictate. A private access road running through the property acts as a convenient dividing line if the interest goes in that direction.
“There’s also one field on the farm that would have an element of hope value attached to it,” says Mr McQuinn. “It’s up at the crossroad so it may have development potential.
“This is a farm that will certainly test the market here. It’s in the heartland of a number of big dairy farmers.”
Given the quality of land and its geographical position, the guide price is a strong one — €750,000 (€25,000/acre), but there are precedents in the area that justify this confidence.
