“The land here is top class,” says selling agent Michael O’Donovan. “There’s an inch running along the boundary with the River Awbeg and there’s a small bit of glen running down to it, but otherwise it’s as good as you’ll find anywhere in the country — it’s the best of limestone ground.”

The farm has only just gone on the market so it is difficult to gauge any full reaction yet, but the rarity of the prize on offer, as well as the large amount of quality acreage will ensure strong reaction. Furthermore, it can be sold in lots if the market so requires.

“It’s been positive so far,” Mr O'Donovan said. “The quality of the enquiries has been good.”

The house is an imposing period home of 77sq m and the fact it has a B2 BER score tells you all you need to know of its excellent condition. It’s approached by a tree-lined avenue, with a secondary avenue giving access to the stable and yards.

Overall, it’s a rare gem of substantial size and its price guide of €2.4m is a realistic one.
