103-acre dairy farm in Carlow makes €2.4m at auction
The dairy farm included an extensive range of dairying and livestock facilities, as well as a residence.
Last week, Gorey-based online auction specialists Quinn Property conducted two successful sales.
The first was a 24.5-acre coastal holding at Lacken, Duncormick, which sold for €152,000 (€6,200/acre).
Two days later on Friday, February 28, it was the turn of an “outstanding” 103-acre dairy farm that was last featured on this website on January 21. The property is located at Slaney Quarter, near Tullow, Co. Carlow.
The dairy farm included an extensive range of dairying and livestock facilities, as well as a residence. The rarity of this ready-to-go operation made it a strong draw and it was presented in three lots:
- Lot 1 consisted of 75 acres including residence, yard and outbuildings;
- Lot 2 contained 28 acres of land;
- Lot 3 was the entire holding.
The pre-auction price guide was between €1,700,000 and €1,800,000 (€17,500/acre).
When the bidding began last Friday, Lot 1 opened at €900,000 before quickly increasing to €1m and then €1.2 million. Lot 2 began at €350,000 before reaching €750,000.
With Lot 2 having reached its reserve first, it was the first to sell, with the hammer falling on a price of €770,000 (€27,500/acre).
Lot 1 was still below reserve price at €1.2m but a further round of offers brought it to €1.4m. It was then declared on the market and the final round of bids saw it sell at €1,630,000 (€21,750/acre).
The total figure of €2.4m (€23,300/acre) largely exceeded the price guide, reflecting the strong appetite for land.
