48-acre East Cork farm with pasture and woodland offers good value

A 48-acre farm in East Cork new to the market is offering very tempting value that will suit the pockets of a number of prospects.
The holding is in Kilcounty, Co Cork – 7km from Dungourney, 8km from Killeagh, 17km from Midleton and 27km from Fermoy -and is composed of 34.5 acres of grassland and 13.3 acres of forestry.
“There are no buildings on the property,” said selling agent Éamonn O’Brien of CCM Property Network, “But there is a pumphouse, electricity, private well, good road frontage and a cattle crush. Because it was an outside farm, it was important for it to have good cattle-handling facilities.”
The farm comes with a single farm payment and an ANC (Area of Natural Constraint) payment, totalling over €3,000 per annum.
“All the grassland is freshly re-seeded,” said Mr O'Brien. “So it’s ready to go. The grassland is laid out in two or three fields.
“The forestry was planted 20 years ago, and it’s a mixture of conifers, some broadleaf and some commercial plantation.”
The forestry is coming into its first thinning soon, and the income generated from timber harvesting is normally tax-free.
With a €460,000 (€9,500/acre) guide price, it’s a holding that offers tempting value. Even when one takes into account the forestry section, it still comes out at around €11,000/acre.
