42-acre farm near Killarney guiding over €10k/acre at auction

Coming up for public auction on Friday, October 11, is a much-anticipated holding near Killarney. The property extends to 42 acres and contains a traditional farmhouse in need of refurbishment.
The holding is for sale with Killarney-based auctioneer Tom Spillane and a good turnout is expected at the Royal Hotel in the middle of Ireland’s premier tourist town.
“It’s an executor sale,” says Tom of the farm which is in the townland of Knockdooragh, 2.5km north of the village of Barraduff, 15km east of Killarney and 11km west of Rathmore.
“Much of the land is of great heart and has been well worked down through the years. The house should qualify for a vacant property grant for the right person too, so we will see how we get on with it… so far, there’s been a lot of local interest in it.”
There is a tenant using the land at the moment but the term runs out at the end of the year, with vacant possession possible from January 1, 2025, onwards.
“Farms in this part of the world don’t come up for sale very often,” says Tom, “and there’s some really good land on this property.”
The guide price is quoted at in excess of €10,000 per acre and is a relatively modest amount in the current climate.
It reflects a reasonable assessment of its value on paper but as with all auctions, the value will be determined by the outcome on the day.
