33-acre Charleville holding presents rare two-fold opportunity

A 32.6-acre land parcel on the edge of the bustling town of Charleville in North Cork represents a rare opportunity for both investors and farmers alike, with clear development potential as well as some good quality pasture for sale.

For sale with Charleville-based auctioneers Sherry Fitzgerald Walsh, the property is available in two lots, each with a very different character.

Lot 1 is a 10-acre part of the parcel which is zoned as Residential Development Land, while the remaining 22.6 acres are purely agricultural in nature.

“We can sell it in one or two lots or all as one,” says selling agent Derry Walsh. “We have some people whom you might term as investors or those looking at the future potential of the whole of the property and of the 10-acre zoned section. 

"And then, we have people from the local farming community who are looking at the 22-acre section of it to expand their holdings. We’re open to the different options.”

So far, the interest from farming and non-farming sectors seems to be quite even, according to the selling agents, who say that the land quality is certainly not lacking.

“It’s good-quality land,” says Derry. “Within the 22.6 acres of agricultural land, there are around one or two acres consisting of quarry.”

The quarry land doesn’t carry any commercial value, only taking slightly from the valuation of the agricultural land. This lot is valued at between €15,000 and €20,000 per acre. The development land, meanwhile, is guiding €500,000 (€50,000/acre).
