The 81-acre farm has an old farmhouse on site, which is in need of refurbishment.

Coming up for public auction on Friday, February 23, at the Park Hotel in Dungarvan, County Waterford, is an 81-acre roadside farm located between Cappoquin and Dungarvan.

The property is in the townland of Ballyhane, approximately 14km from Waterford’s county town of Dungarvan and 4km from Cappoquin, fronting onto the main N72 road.

According to auctioneer Éamonn Spratt of Dungarvan-based REA Spratt, this is a high-quality parcel of land of substantial dimensions.

“It’s rare in West Waterford for a residential holding of this scale to come to the market,” says Éamonn. 

“This is excellent limestone ground. It’s all in grass, with the exception of 10 acres that was harvested for maize prior to Christmas. It’s well bounded with mature hedgerows.”

There is an old farmhouse on site, which is in need of refurbishment, as well as a farmyard and a number of outbuildings.

“The house is in need of investment but it has a yard with stone out-offices and it’s well positioned in the middle of the holding,” says Éamonn, “so from a management point of view, it’s very efficient.”

Accommodation in the traditional dwelling includes an entrance porch with bathroom off, original kitchen with scullery off, a sitting room and four bedrooms. 

The main farmyard adjoining the farmhouse is extensively concreted, the selling agent says. The yard and collection of stone outbuildings provides for a good deal of potential for anyone looking to develop further accommodation or a business.

Given the farm’s location with direct access onto a national route, this aspect of the farm should pique the interest of a number of varied parties.

Overall, however, this is a high-quality holding in one block with excellent access and of the kind that don’t come along every day of the week in this part of the country. 

There is reasonably strong interest to date but when it comes to a public auction, few reveal their hands until the day of reckoning itself. The guide price of €1,200,000 (€15,000/acre) reflects reasonable value for this executor sale.
