As one of the first public auctions of the new year, all eyes will be on The Clubhouse Hotel in Kilkenny on Friday, January 19 next. The fascinating property going under the hammer is in a picturesque corner of Carlow.

The farm in question is in the townland of Clohastia on a dramatic bend in the River Barrow, about 6km from Borris and 3km from Graiguenamanagh.

“This is a rural farming hinterland which is situated in what is known locally as ‘the Graiguenamanagh Wood Road’,” says selling agent Ed Donohue of Kilkenny-based Donohue Town & Country.

“It’s in an attractive and picturesque area in the heart of the Barrow Valley… The house and lands have frontage onto the public road and extend down to the River Barrow, with fantastic views of the Barrow Valley. This is country living at its best.”

The property is being offered in the following lots:

  • Lot 1: Bungalow and outbuildings on 18.5 acres;
  • Lot 2: Ca 66 acres of land, including forestry;
  • Lot 3: Entire holding of 84.7 acres.

“The bungalow comprises a detached home situated off the road and approached via a Tarmacadamed driveway,” Mr Donohue said.

The house is in a reasonable state of repair but would benefit from some modernisation and refurbishment.

“It was built during the 1950s. It’s of concrete block construction and a tiled roof and has an elevated position with commanding views of the Barrow Valley and surrounding countryside. In a glorious setting, it has tremendous potential.”

According to the agents, the house is in a reasonable state of repair. It would, however, benefit from some modernisation and refurbishment throughout.

There are also some outbuildings and these include an old agricultural shed with a three-span barn and two lean-to structures, along with a number of cow sheds and a one-span barn.

The lands are mainly in grass, with a certain amount of mature forestry.

“The lands are laid out in grass, with some forestry lands sited adjacent to the river, as well as a strip of forestry which runs through the main block of land,” Mr Donohue said.

The price guide is between €800,000 and €1m.
