63-acre residential farm at Mitchelstown attracting offers

In the heart of Golden Vale country, parcels of land continue to come for sale.

As well as the large sale confirmed this week of a 160-acre dairy farm in South Tipperary, a 63-acre residential holding near Mitchelstown is another case in point.

The property, located approximately 9km west of Mitchelstown, in the townland of Corraghgorm, is being offered in four lots.

Despite it being new to the market, one of those lots is already under offer, according to selling agent Éamonn O’Brien of CCM Property Network.

This holding comes to the market in excellent condition as a working farm, complete with a series of entitlements, as the owners are moving home, he says.

“The farm might very well suit three or four different buyers,” says Éamonn, “or all in one lot, depending on how the interest develops.”

The existence of a minor public road running through the land makes the property conducive to selling in lots, and they are laid out as follows.

Lot 1 is a five-acre block of land with extensive road frontage and is currently under offer.

Lot 2 consists of 24 acres of land (including a two-acre ash plantation).

Lot 3 comprises 32 acres of land along with a farmyard, and outbuildings that include a five-bay slatted shed with 48 cubicles and automatic scrapers.

Lot 4 is a period house for renovation on about half an acre.

“It’s a bit like your proverbial lucky bag,” says Éamonn. “There’s a little bit of everything in this property, and the whole package is also an attractive one.”

Overall, the quality of the land is very good, according to the agents, who reports active interest in each of the lots. “The two main lots are also being considered by potential bidders,” he says.

“We’re at that point where people are making enquiries and identifying the status of their finances.

“The land is, for most part, laid out in pasture.

“It’s very good land, and very accessible and easy to manage.”
