Fine-sized farm to go under hammer
East Cork has been all abuzz with land price activity this year so it’s not any wonder then that there should be some excitement leading up to the public auction of another fine-sized 117-acre chunk of this sought-after land.
The auction in question is due to take place at the Grand Hotel in Fermoy on the 8th of November next at 3pm. The farm in question is being sold on behalf of the Barry estate.
This fine residential farm is located within the townland of Ballylegan — about 2km from Glanworth, around 7km from Kildorrery and 10km from Fermoy as well as from the M8 Dublin-Cork motorway.

The lands are divided by the R512, forming the property into two lots. This, however, is going to be offered as one entire holding with 43 acres on the side of the road where the house is located and 74 acres on the other side of the public road. Of the 43 acre section, there are about ten acres in grass, with the rest of it in tillage, according the selling agents.
The larger portion consists of grassland.
“It’s a very nice farm,” says selling agent Michael Barry of Dick Barry & Co in Fermoy. “There should a lot of interest in it, with it being an attractive farm in such a good area. It’s all top quality land there’s no waste.”

Interestingly enough, the farm is also located midway between the famous Franc’s Design Studio and Glanworth GAA Club.
“There’s a nice approach to the house itself,” Michael remarked. “The house is set back from the road in a lovely setting and there’s a very nice tarmacadam tree-lined drive into it.”
The house is a very attractive feature of the property – a handsome old two-storey dwelling. It is in need of complete refurbishment and according to the selling agents, the home hasn’t been lived in for a number of years. The outbuildings are in need of some modernisation too but many of them are sound enough and workable:
“The farm buildings are quite old but they’re useful,” says Michael. “There are two 3-column hay barns there with a double lean-to and there’s a 4-column double hay shed there as well some stables and outhouses. They’re not ultra-modern but they’re functional.”
The farm has been leased for a number of years but it has been kept in very good order and the sound level land is very well fenced and has a dual water supply (mains and well water), says the selling agent. According to Michael, there has already been significant interest in the property in advance of the auction, even though it has only just been put up for sale. Demand for land has been very strong in East Cork this year so far and the price expectation of “in excess of €1,500,000” (€13,000/acre) is reflective of that demand.
