An exceptional 19-acre property in East Cork is due to take final offers on Thursday, August 30.

The fine residential farm is located within the townland of Oldcourt near the village of Leamlara — about 5km from Ballincurrig, 11km from Midleton, 14km from Carrigtuohill, 18km from Fermoy and 30km from Cork City.

According to selling agent Éamonn O’Brien of CCM Property Network, this farm is all in one block and is being sold jointly with Mike Brady of the Cork-based Brady Group.

"The land quality is very good. It can be used for tillage or grass and it has been used for both purposes in the past. Even if someone wanted to come and go milking, there’s an extensive range of farm buildings there that would allow for an easy adaptation if someone wanted to create a milking parlour. The slatted accommodation is there so that could be modified.”

The location of the farm is a strong point — in an area with a strong agricultural community, deep rich soil and surrounded by lots of important market towns and close to the Southern capital.

“It’s close to Midleton and it’s in a good farming area,” says Éamonn.

“The quality of the land is warm. It’s more-or-less facing south and the house is only recently constructed — it’s about eight to 10 years old.”

The dwelling is a four-bedroom “meticulously maintained” home. Apart from the four bedrooms (one of which has ensuite facilities), there is a utility room, living room, kitchen/dining room, large conservatory and an office. It’s on an elevated site with excellent views of the rolling landscape and has a mature well-maintained garden.

The farm buildings include slatted sheds, machinery sheds, general use housing and silage pits. The land is serviced with roadways, fenced in a paddock system with water access in each paddock.

“It means that it’s a farm that is ready for someone to come and live there if they so wish… Often you’ll find a good farm with a large block of land but you then have to turn around the house to make it habitable but this is a ready-made residential farm.”

The interest so far has been strong, particularly from local sources and there is already an offer on it. Land prices so far this year have varied from €9,000 up to €19,000 per acre for non-residential farms, according to Éamonn.

One would expect this property with its quality land, buildings and residence to fetch a good price.

Given the dry summer that we have had, good warm farms such as this one which are capable of producing fodder well into the latter half of the year are likely to be in strong demand this year and this property will make a lot of sense for the right buyer in that respect.

“For someone who wants to start up an operation, the 109 acres of it mean that it’s a sizeable enough block of land to do that,” says Éamonn.

There are entitlements going with the farm as an optional extra, depending on the client. If someone is interested in them, they are worth in the region of €15,000 per annum according to the selling agents.

The farm has good public road frontage too so access is not a problem and there is a good water and electricity supply.

The price expectation is a very reasonable €1,300,000. Considering the fact that a quality residence is coming with it (as well as the range of good-quality outbuildings), the tag of €12,000 per acre should prove a very tempting opportunity for a number of different clients, whether they’re dairy people, beef farmers or tillage farmers.

“The property is being sold with goodwill… the house and yard, you certainly wouldn’t be able to construct for €200,000 so with the quality of land, this should be a very attractive proposition.
