A 56.5-acre residential farm listed with JJ O’Brien auctioneers in Mitchelstown is a property of mixed quality land.

The residential holding is in the townland of Toorelegan, which is about midway between Mitchelstown, Co Cork, and Ballylanders, Co Limerick.

“It’s just in off the public road,” says selling agent Aidan O’Brien. “It’s about 7km from Mitchelstown on the Limerick side.”

The property is an old dairy farm, that has been let out for some time. It is south-facing, in six divisions of pastureland, and drained by a river at the southern boundary.

Access to the farm is via a clear right of way road from the public road.

The outbuildings are described as “old but functional” by the selling agents, there is a range of them gathered around a central farmyard.

The house has been re-roofed, and had new windows and doors put in, so it’s in sound structural condition with just some renovation work to be done.

The layout of the land means that this farm won’t be split into lots.

According to the selling agents, there is good interest already. Good quality land that needs some improvement will not have the premium value of top-class ready-to-go pastures, but a sizeable portion of good land is always in demand these days, particularly in Munster.

Farming interests in the area are split between dairying and dry cattle, says Aidan.

The price expectation is between €7,000 and €8,000 per acre, according to the selling agent.

This would make it a very interesting prospect for someone in need of extra land, who has the time available to carry out improvement works such as drainage.

The property’s dwelling house allows some rental income to be generated in the interim, while the land is improved.
