Located within 20km of one another, they are situated on either side of the M8 motorway.

The first — described as “an attractive 43-acre roadside holding” — is in the townland of Waterpark, close to the Waterford border.

“It’s in Co Cork but just a few hundred metres away and you’re in Co Waterford. It’s fronting the Fermoy-Ballyduff road just south of the River Blackwater,” says selling agent Michael Barry.

“It’s all good quality land — it’s a nice bit of land and all in grass. There’s a three-column hay barn and a single-storey farmhouse too.”

The outbuildings in this farm are in good condition and still in use but the house itself is in a derelict state, according to the selling agents.

There are no entitlements with it and it’s well served with water and electricity. Ballyduff village is 3km away and the farm is around 13km from Fermoy.

The second property is in the townland of Ballyquane only 2km from Glanworth village and 8km from Fermoy. Described by the agents as a “superb 50-acre residential farm”, this holding contains a two-storey farmhouse.

Unlike the Waterpark farm, it’s the dwelling that is in good condition while the outbuildings are the ones in need of attention.

“The two-storey four-bed farmhouse was refurbished in recent years so it’s in good condition,” says Michael.

“It’s located in the middle of the farm so it couldn’t be sold separately.”

There aren’t any modern outbuildings — all are of the old stone variety, he adds.

The house is described as a comfortable family home and the grounds include a mature orchard.

The River Funcheon — a tributary of the Blackwater — forms the boundary at the bottom of the well-drained land. The farm has mains water and electricity.

According to Michael, there is already a good deal of interest in both properties, which are listing reasonable price guides of €10,000/acre.

“There was a good level of enquiries about them so far. They’re handy-sized lots and the early indication is there’s a good deal of interest there.

“The enquiries were quite diverse too,” he says.

“There were some local ones but there were some from further afield as well, which would indicate to me that there are possibly more customers than land there at the minute.”
