60 acres in Co Cork attractive for dairy bidders
In a part of Co Cork noted for its mixture of farming activities (including a very strong equine scene, dairying sector, and a strong arable sector), another 60-acre holding has come onto the market this week.
It’s a 60-acre holding in the townland of Kilcor, which is approximately 4km from the village of Castlelyons, and 10km from Fermoy.
“It’s just under 60 acres, in all,” says selling agent David Keane, who is based in nearby Midleton.
“It’s about 2km on the Midleton side of Castlelyons.
The property is well located in terms of access.
The Jack Lynch tunnel is scarcely 20 minutes away, something which will be enticing for farmers living further away, who would be interested in the prospect of expanding their holdings.
“It’s a brilliant location and the land is south-facing. There isn’t an inch of waste in it, it’s an exceptionally good quality farm,” says David Keane.
The farm has piped water and mains fencing throughout, and a modern yard with good facilities, according to the selling agent.
“There is a 12-unit milking parlour there which is as good as new, a six-column slatted floor unit with a central passage, a three-column hay shed, and two lean-tos that are 22 feet wide.”
The property also has a 1,000-gallon bulk tank, a five-tonne feed bin, and a silage pit.
“It would be a grand outside farm, “says David, “as well as being a great place for a fellow who’d be starting up. It would be nice for a young dairy farmer starting off. You could milk 30 or 40 cows there, no bother.”
The non-residential farm has good road frontage, according to David, who adds that the property has a nice aspect to it, in case a future owner of the place wanted to build a dwelling house.
The farm comes with entitlements, according to the agent. These are worth in the region of €6,000 per annum, he estimates.
“There’s good interest so far,” says David of the farm, which has only just come on the market. “I’ve walked it a few times already.
Land like this, with all its advantages, doesn’t come up very often in such substantial-sized blocks.
Even though it’s not in the Golden Vale, this area enjoys a very vibrant dairying scene and it’s this sector that will surely be the most interested. It should, therefore, have no difficulty in reaching €12,000 per acre.
