Lots of potential in 30 acres in South Clare
The first one that comes to mind is possibly potential for market gardening.
“Market gardening is becoming increasingly popular,” notes Kieran Murphy of Shannon-based selling agents Brian Lohan Auctioneers.
He says a number of locations close to Ennis have gone into this farming sector.
“I’ve had some people recently looking at strawberry growing in the area.”
The size of the farm and the land quality makes if an affordable piece of ground.
The selling agents are quoting a price of €215,000. At €7,000 per acre, this would appear to represent decent value.
“In relation to cost-per-acre in the area and its proximity to Ennis, I’d say that it’s very good value,” says Kieran.
The property is laid out in grass. According to the auctioneers, it is currently used by the owners, who haven’t been making as much use of it as they would have liked to, and not to its full potential —hence the property is now being put on the market.
There are no entitlements going with the farm.
The water supply is assured, with a stream running through the land. This includes a waterfall at the northern corner of the property.
There are two lean-to haysheds on the farm, and access is excellent — directly from the public road at a number of points.
There is room for improvement.
“It does need some work,” says Kieran. “But it’s in a good location, and with some work, it could be a really fine place, with good summer grazing and suitable for some meadowing.”
Interest locally is strong, and the agent alludes to a number of parties who are taking a serious look at this holding — surely a sleeping beauty of South Clare.
