Rare sale on peninsula sure to attract interest

When land comes onto the market in this area, it rarely makes it as far as the auctioneer’s window, ensuring that this 30-acre offering on one of the Peninsula’s westernmost townlands (Letter West) will receive a lot of attention.

Located about 5km west of Kilcrohane village, the holding enjoys ample roadside frontage (374m) and comes in one block, complete with a six-bedroom dwelling house and stone shed.

According to selling agent Elaine Spillane of Peninsula Properties, the house was built in the 1920s and operated as a busy rural grocery shop up until the 1980s.

“It’s a fine building,” she says, “but the property has fallen into a state of disrepair and will need some investment to get it right.”

Unsurprisingly, views from the property are stunning in every direction and the land is of mostly good quality, with only about eight acres (bordering the commonage) of the overall 30 acres being of a lower grade in an area of mixed farming activity, including mainly dairying and dry cattle.

The guide price of €9,500/acre may seem slightly on the stiff side for such a far-flung destination but the rarity of this particular property coupled with strong local demand (not to mention the demand from the likes of hobby farmers waiting in the wings for such a dream-like location to emerge) may yet see it laying down a strong marker. There are no entitlements in this executor’s sale.
