He’s selling this single block of grassland at Lisduane, Kilmallock, Co Limerick, by private treaty and gives a reasonable guide of €8,000 per acre, or €1.4m for the 174-acre, non residential holding. And the agent almost goes as far as to say it’s a blank canvas — it is strictly non-res, without even a farm yard of any sort, which Flynn says can be a blessing, in that there’s no dross to deal with and an enterprising new owner can start from scratch without the bother of clearance.

And he could be right. The farm, which has a chequered history and was part of a development play in the time we all want to forget, has been farmed well for the past while and is now being offered for sale, John Flynn says.

A substantial, grassland holding in the Golden Vale, it needs a dynamic owner to take it up to full productivity, but it’s offered in good condition with services laid on and a modern farm roadway leading to its 10 divisions.

“It’s rarely that a block of land of this size comes on the market and because it has no buildings, only a cattle pen, you can build what you want. You don’t have to accept old farm buildings. And it’s a single entitity so it’s ideal for adding onto an existing farm holding,” says Flynn.

He adds that he’s open to offers and will talk to any interested parties on the farm, which is located just a mile from the Bruff line, he says and has been used for silage in the last couple of years.

Nearby, but in a different townland, the agent is also selling a 45-acre holding at Bruree village and again, it’s a non-residential sale by this time, includes some cattle sheds — two slatted houses with a total capacity of about 120 head, says Flynn.

The land is similar quality and bounds the village, making it a handy, accessible block to acquire.

In seven divisions, the land had been zoned for development at one stage, but is now offered at agricultural values of €8,000 per acre.
