The property lies to the north of Coachford village and midway to Macroom town, in a cul de sac location. Apart from the quality of the lands, which are highly esteemed locally, according to Mr Heffernan, the farm includes about seven acres of a private lake, Lough Gal, and a small, two bed residence. There is also the derelict remains of a much older and larger farmhouse residence and old stone yard, in a position closer to the lakeside.

For that reason, the property could attract hobby farm/ organic enterprise buyers, as the location is scenic, and the existence of an old stone yard and house would allow planning for a restoration, or replacement.

And the fact that the holding hasn’t been over-farmed in a while will attract alternative/organic buyers, though local interest is assured, says Mr Heffernan.

Inchilea is laid out in one tidy block, and south-facing toward the lake, the land comprises 27 hectare (67 acres) and is well sheltered with good road frontage, says Mr Heffernan.

It has a reputation for good depth of soil and healthy grass production, he says, and about 40 acres is top quality.

“It’s a lovely fattening farm with loads of road frontage — a good, cosy farm with a great reputation locally,” says Mr Heffernan.

The residence consists of a two-bed bungalow constructed in the 1980s and it’s simple and to the point — two bedrooms, a bathroom and a kitchen/dining room, but will require an upgrade.

The farm is being sold in one lot and the guide is in the region of €400,000, says Tom Heffernan, who expects good interest.
