It may have been a bad year for the harvest, but property transactions have had a healthy frequency.

And right in the dying light of the year, an opportunity to buy a fine chunk of land with quota has arisen at Coolacullig, Coachford, through joint agents, The Brady Group and Sherry FitzGerald Hinchion.

With a lot of attractive attributes the land is available in one or four lots and it comes with 335,805 litres or 73,867 gallons of quota in a location that’s within a 20 minute commute of Cork city.

Located just outside Coachford village, on the Peake side, the farm at Coolacullig comprises 92.5 acres, and while all of the farm is accessible from the yard, (it’s basically in two blocks, one large holding on both sides of the road and a smaller, 8.3 acre holding just down the road.) The farm is offered in lots with the largest of the four, Lot C, including a modern farm yard with milking parlour, but the residence is excluded.

The remaining lots include: Lot B comprising 20.3 acres, Lot D with 17.6 acres and the smaller portion, Lot E with 8.3 acres. The farm can also sell in the entire and it comes with a SFP of approximately €11,810 a year. According to Michael Brady of the Brady Group, the farm is well laid out with all of the paddocks within grazing distance of the yard and accessed via superb internal roadways.

The grassland is also well fenced, he says, and the land is top quality grazing with a proven record of long grazing seasons. This makes the farm very suitable for milk production, a fact borne out by the large quota produced from the farm. Dairy farms of this size rarely arise in the hinterland, he continues, and with the level nature of the land, the sheltered setting and ease of access, it should draw considerable interest.

Because of the flexibility of the layout, the property is suitable for a young farmer, part-timer or even, that rare species, the hobby farmer, says Brady.

The yard with the property comprises an eight-unit milking parlour, cubicle sheds with a 100-head capacity, plus a 16-head slatted shed and other non-specific buildings including an isolation house and two covered silage pits.

The agents are inviting offers in the region of €1.2 million for the non-residential sale, which works out at about €13,000 per acre — a sum which underlines the quality of the property on offer.
