Stunning farmland already under offer
Following a successful sale just up the road this week, it’s no wonder that this 76-acre tillage farm at Robert’s Cove, Co Cork, is already under offer. Good land gets good money, no matter what the climate.
But according to a cheerful, Ernest Forde of Hodnett Forde, demand is excellent and prices are reflecting that too, he says.
Although he wouldn’t give the selling price for a neighbouring, 45-acre farm at Killowen, Nohoval, he did confirm it made a high price. However, it’s understood locally that the land, which was offered in lots, made in excess of €600,000 — the equivalent of €13,300 per acre.
And while that farm was described as a beauty by Forde, this Robert’s Cove holding isn’t far off either and is already under offer, although again, he’s tightlipped as to how much.
It confirms the assumption that neighbouring farmers in the area are keen to purchase land when it arises, as the Killowen land was purchased locally and only sold because the vendor purchased the Mercy sisters’ land at Ballindeasig, Nohoval.
So, with that kind of daisy chain of sales, Forde’s assertion that land is doing well with prices getting stronger in some instances, holds water. This well located piece of ground has been leased for a number of years and the decision has now been made to sell and Ernest Forde is looking for offers between €12,000 to €15,000 an acre for the 76-acre tillage farm and grazing farm.
The sale is also attractive in that it’s being offered in lots of 38 acres and 36 acres and is easily divisible because the land has superb road frontage on to the Rocky Bay and Nohoval roads.
It’s a half-mile to Nohoval village (and a short spin to Carrigaline), and sits within sight of the sea with wide views over the outer harbour, says Ernest Forde. It’s prime land; most of it is in stubble at the moment and part in beet. The sale is by private treaty.
nMeanwhile, the same agent is selling another piece of quality land to the east of Belgooly, in the townland of Fartha, also in Co Cork.
Again, it’s good quality south Cork land, already under “a good offer”, he says, but he doesn’t want to say how much for fear of putting other interested buyers off. However, he is quoting €12,000 to €15,000 per acre for this farm too adding that is has superb road frontage.
The vendor is a businessman, rather than a farmer. The Fartha lands have been leased out for the past while and before that were used for grazing horses, and a small shed is included in the sale.
The agent is offering the property in lots of 22 and 10 acres. With nearly half a kilometre of frontage, there’s plenty to go round.
Laid out in old field patterns, the land is top quality, says Forde, with some good boundary and paddock fencing.
Just 2.5 miles from Riverstick, it offers a good opportunity for local farmers:
“I would class it as a fairly high quality farm, it’s a lovely piece of ground, really,” says Ernest Forde.
