Some of the biggest dairy farms in the county are located in the general area of this tidy 38-acre holding at Carrignavar, Co Cork.

Just north of Cork City and within a 15-minute drive of Blackpool Shopping Centre, the lands adjoin the village and have close to seven acres zoned under the last Cork county development plan.

But even so, it is a certainty that this former development punt will revert to grassland use, and has been used as such since it was last purchased.

Fine farmland in an area that is recognised to be top quality arable ground, the holding is on the market with Joe McCarthy of Irish and European for a stiff, €18,000 per acre.

And while the words “development potential” are in the long grass and likely to stay there for some time, the potential is nevertheless here, as the village is so close to Blackpool and Cork City.

In the short term, there could be the prospect of site sales, which would defray costs nicely, particularly as the asking price is above even a healthy average — but serious farmers are likely to eschew that option. Secondly, because of the zoning, the property might appeal to hobby farmers, as the setting is so attractive.

The bullish guide just goes to show the value still inherent in land in this location, where substantial dairy farmers will see the benefit in extra ground that could offer their families security in the future.

Either way, at the moment the Carrignavar land is being let — it’s mostly under grass in large divisions with good road frontage onto the village. Facing south and draining northwards into the Glashaboy (onto which is has river frontage through a shelter belt of old woodland), the land is rich, fertile and free-draining, says Joe McCarthy. The sale is by private treaty through Irish and European and offers are invited in the region of the guide.
