Unusual auction, but per-acre price of €13,500 achieved quickly

A crowd of 150 or more turned up last week for the auction of a 70-acre farm at Kilgobbin, Ballinadee, near Bandon — a property which sold in two parts, before and after the auction.

The land, in what agent Paddy Murray described as ‘three exceptional blocks’, drew interest, but the bidding didn’t match the attendance.

The 70 acres of tillage ground was offered in the entire initially and then in lots, at which stage one particular lot of 33 acres was sold for €450,000.

A second lot of 38 acres was then offered, and this combination of 13 and 25 acres lots was bid up to €450,000, but was withdrawn, and sold immediately after for €475,000.

The buyers of both lots are believed to have family connections to the vendor.

The per-acre price realised was €13,500 — less than the bullish guide price of €15,000, but a good price for a property which sold smartly.

Paddy Murray described it as “the most unusual auction” he has ever held.
